1946 - July 1 - Illinois, Wayne Co., IL - Albert & Grace purchased 90 acres from F.B. & Edith Muschott:

Warranty Deed, dated July 1, 1946, filed July 25, 1946 Deed Record 193, page 348.  This indenture witnesseth, that the grantors, F.B. Muschott and Edith Muschott, husband and wife, each in their own right and as spouse of each other of the City of Bloomington County of McLean and State of Illinois for and in consideration of the sum of Other valuable consideration and Ten ($10.00) dollars in hand paid, Convey and Warrant to Albert Lathrop and Grace Lathrop, husband and wife, as joint tenants with full right of survivorship and not as tenants in common, of the County of Wayne and State of Illinois, he following described Real Estate, to-wit:

The Southeast Quarter of the Southwest Quarter; Also, the South Fifty (50) acres of the West Half (W1/2) of the Southeast Quarter (SE1/4); all in Section Thirty-five (35), Township Two (2) South, Range Five (5) East of the Third Principal Meridian, 

Situated in the County of Wayne in the State of Illinois, hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the State of Illinois.  Subject to the taxes for 1946 which grantees assume and agree to pay.  One-half interest in the oil and mineral rights underlying said premises is hereby reserved by F.H. 1950 - Aug. 9 - Illinois, Wayne Co. - Albert & Grace made a right of way agreement with Trunkline Gas Supply Company to have a pipeline put through the above property. 

1952 - Jan. 26 - Illinois, Wayne Co. - Albert sued Grace for a divorce on grounds of adultery, cruelty and abandonment.  She eventually returned home and they reconciled.  As part of that process, the property was sold to William Trotter who in turn deeded it back to Albert as sole owner. 

Albert Lathrop vs. Grace E. Lathrop - Complaint for Divorce filed Jan. 26, 1952, Box No. 447, Wayne Co., IL Circuit Court.  No. 52-2004 in Chancery. 

1958 - May 31 - Illinois, Wayne Co. - Albert purchased 20 acres from Hilma Johnson in Orel Township for $10 and other valuable consideration. W1/2, SE1/4, SW1/4 Section 31, T2S, R6E.

1960 - November 14 - Illinois, Wayne Co. - Albert & Grace were released from the mortgage held by F.B. & Edith Muschott. 

F.B. Muschott and Edith Muschott, husband and wife to Albert Lathrop and Grace E. Lathrop, husband and wife, Release of Mortgage, Nov. 14, 1960, filed May 25, 1966, Release Record 166, p. 7.  Know all men by these presents that we, F.B. Muschott and Edith Muschott, husband and wife of the County of Pinellas and State of Florida, do hereby certify, that a certain Indenture of Mortgage, bearing date the 1st day of July AD 1946, made and executed by Albert Lathrop and Grace E. Lathrop, husband and wife and recorded in the Recorder's Office of Wayne County, in State of Illinois, in Book 102, on page 494, as Document No. 3483, is, with the note accompanying it, fully paid, satisfied, released, and discharged.  Witness my hand and seal this 14th day of November A.D. 1960.  F.B. 1966 - May 21 - Illinois, Wayne Co. - Albert & Grace took out a mortgage on the home place:

Albert Lathrop and Grace Lathrop, husband and wife to the First National Bank of Wayne City, Mortgage dated May 21, 1966, filed May 24, 1966 on the Southeast Quarter (SE1/4) of the Southwest Quarter (SW1/4) and the South half (S1/2) of the Northwest (NW1/4) of the Southeast Quarter (SE1/4) and the Southwest Quarter of the Southeast Quarter (SE1/4) of Section Thirty-Five (35) in Township Two (2) South, Range Five (5) East of the Third Principal Meridian, containing 90 acres, more or less, in Wayne County, Illinois.  To secure the payment of money loaned and evidenced by a certain promissory note of even date herewith, for the sum of five thousand and no/100 dollars, due $500.00 annually with all due five years after date with interest thereon at the rate of 6 1/2 per centum per annum, payable semi annually, signed by the mortgagors payable to the First National Bank of Wayne City, Illinois.  

1967 - June 6 - Illinois, Wayne Co. - Albert & Grace took out a first farm mortgage with Federal Land Bank of St. Louis for $6,000. 

1967 - June 20 - Illinois, Wayne Co. - Albert & Grace paid off the mortgage to the First National Bank of Wayne City.  

1971 - July - Illinois, Wayne Co. - Albert wrote out a will that was never witnessed or probated:

I will that everything should be sold; anything that I own. A good house should be bought for mom in Wayne City or Fairfield.  She should have a good car.  Any money that is left should be placed on interest at a local bank.  The interest money + Social Security and teachers pension should be spent for her needs.  If there is more interest money than needed for living should be put in the bank. When she should marry again that everything including house house should be divided equally among the seven children and mom.  If she should not get married but stay single until she dies everything should be divided equally among the seven children.

1971 - Illinois, Wayne Co. - Grace Lathrop & her children agreed to settle Albert's estate without administration.

Whereas, Albert Lathrop, a resident of Wayne County, Illinois, died intestate on or about the 18th day of July, 1971, leaving surviving him as his only heirs-at-law, his wife, Grace E. Lathrop, and his children: Bonnie Holler, Betty Porter, Bobbie Lathrop, Billy Lathrop, Barbara Bolton, Dorothy Utley and James Lathrop; and Whereas, all debts and funeral expenses of the said Albert Lathrop are paid or arrangements have been made for payment; and Whereas, the said Albert Lathrop during his lifetime created certain joint tenancy interests in real estate and personal property with Grace E. Lathrop and all of the parties hereto have full knowledge of the property, both real and personal of the said decedent, including the said joint accounts; and Whereas, the said Albert Lathrop had due his estate from the Teacher's Retirement System of the State of Illinois the sum of $5,250.00; and Whereas, it is the desire of all parties concerned to fully settle the estate of Albert Lathrop, without probate, and all parties concerned are of legal age and competent; It is therefore agreed by and between the undersigned Grace E. Lathrop, Bonnie Holler, Betty Porter, Bobbie Lathrop, Billy Lathrop, Barbara Bolton, Dorothy Utley and James Lathrop as follows:

  1. Each of the parties hereto hereby agree and ratifies all joint tenancy accounts and titles in join tenancy created by Albert Lathrop, during his lifetime, and agree that said accounts and property are and shall be the property of the surviving joint tenant.
  2. Grace E. Lathrop agrees to pay any and all funeral expenses, medical bills and other outstanding obligations of Albert Lathrop, including expenses connected with the settling of this estate.
  3. That Bonnie Holler, Betty Porter, Bobbie Lathrop, Billy Lathrop, Barbara Bolton, Dorothy Utley, and James Lathrop agree to and do hereby assign to the said Grace E. Lathrop all their interest in and to the estate, except real estate, of Albert Lathrop, deceased, intending hereby to transfer any and all personal property, including all moneys, accounts, notes and all personal property, both tangible and intangible of the said Albert Lathrop, deceased, to Grace E. Lathrop.
  4. That each of the undersigned hereby agree that this assignment shall include any funds due to the estate from the Teacher's Retirement System of the State of Illinois and each of the parties do hereby agree to hold harmless the Teacher's Retirement System of the State of Illinois from any damages for paying any funds due the estate of Albert Lathrop to Grace E. Lathrop. 
  5. Each of the parties hereby specifically authorize and direct the Teacher's Retirement System of the State of Illinois to pay any funds due the estate of Albert Lathrop to Grace E. Lathrop.
  6. It is further agreed by and between the undersigned parties hereto that they will not seek the probate of the estate of Albert Lathrop, and agree to and do accept this settlement as a full and final determination and settlement of the estate of Albert Lathrop.
  7. That each of the parties hereto agree to execute and deliver any and all bills of sale, assignments or other instruments in writing necessary to carry this agreement into effect.
  8. Each of the parties hereto do hereby state and affirm under oath, that the parties to this agreement are all of the heirs-at-law of Albert Lathrop, deceased, and state that Albert Lathrop was married only one time and that to Grace E. Lathrop and that the other parties hereto are all the children of Albert Lathrop and that he never adopted any child or children.
